Arcéa Property Advisory has launched a dedicated projects delivery arm to help clients unlock value through small secondary dwellings and planning-led renovations, a timely expansion as investors look for smarter ways to build long-term portfolio performance.

The new capability sits within Arcéa’s Refine pathway, one of three strategic pathways within the firm’s ARC Method (Acquire, Refine, Capitalise), and will oversee feasibility, scope and approvals, pre-construction planning, and end-to-end delivery.

To mark the launch, Arcéa is offering a complimentary property audit for owners of properties over 600 sqm who are exploring small secondary dwelling opportunities.

At a time when capital gains tax revisions and negative gearing changes are reshaping the investment landscape, Arcéa’s Refine pathway offers clients a disciplined, opportunity-led alternative to simply acquiring more property.

“Most people think the next move is always another acquisition,” said co-founder Ranvir Marne. “Sometimes it is. But sometimes the greatest opportunity is sitting right in front of them in the property they already own.”

Small secondary dwellings, commonly known as granny flats, represent one of the most accessible value-add strategies available to existing property owners. A standard investment property typically yields between 3.5% and 4%, but the addition of a small secondary dwelling can improve that figure to between 5% and 5.5%, without the need to subdivide or acquire additional land.

Arcéa’s approach to small secondary dwellings combines two proprietary dwelling designs, the Casia and the Arlo, both purpose-built around 60 sqm of functional living. The layouts are refined with curated material palettes, reducing unnecessary complexity across engineering, approvals, procurement, and construction.
